My REQUEST to all the property buyers out there.

You don’t buy just any clothes in the market. You choose slowly and carefully, asking the prices before buying and eventually giving it a try to check if it suits your personality. Once satisfied, you pick the cloth that qualifies the personality check and drop the rest. I think, choosing a property isn’t different. Compare and contrast all the options at your hand and pick the one that suits you best. Google search is a boon. Start with it and once you have enough idea of the location/price/property/approachability etc.. Finally, don’t forget to personally visit the property.
Please spend some time and do a thorough research in/of the area. COMPARE and CONTRAST what others are offering at what price?  Only when you are satisfied to the core, finalize on property.
Apply the simple mantra; FEEL IT BEFORE YOU GET IT.
I strongly believe that an utmost peace of mind is must when one decides to invest in property.

I worked in Software industry for 9 years. I always wanted to get rid of 4 by 4 cubicle in my life. So, I quit my job last year and started my own venture. I haven't got much success and eventually has to return back to software industry after exhausting all the buffer money. To keep me afloat and to settle some debt I need to raise funds. Hence, I am selling my flat @ DIRT CHEAP PRICE. I have no other alternative.

Who should buy this Flat?

The Flat is ideal for anyone who wants to self-occupy or put on rent/lease. It’s boon for someone who works in Electronic city or the surrounding areas. (Imagine! Life without traffic – More time for family, friends and loved ones.)

What to do after buying this flat? Income Plans.

1.       Currently the flat is on rent. I am fetching a rent of 10 K by 'The Lark Hotel'. The hotel uses the flat for the stay of management crews. One can choose to continue them or can always get rid of them and look for new tenant. If one chooses to continue with the existing tenant, the investor can get an ROI (Return on Investment) from Day 1.
2.       I am in a hurry to sell this off due to my crises. One can easily wait for and year or at least a couple of years to fetch a good return. Remember – Real estate investments are better than best in the world. I haven’t seen so far - price of a property going down.

The flat is currently occupied by a tenant.  It all depends on the buyer if he\she wants to take over as it is or modify to his\her taste. I can assure a smooth transition as per the buyer choice.

How did I financed my Flat purchase? And, how can you?

Around 60 percent of my Flat purchase was financed by DHFL (Dewan Housing Finance Limited). I have closed the loan couple of years back and enjoying EMI free life and so can you by following Income plan 1.
